Our Services

Planning

  • Evaluate supply and demand, pricing, and market dynamics with support from local CRE data and brokers.

  • Advise on site selection and project feasibility.

  • Develop preliminary site plans and layouts for prospective sites.

  • Support responses to municipalities and coordinate with design professionals.

Permitting

  • Review civil, architectural, structural, MEP, and landscaping plans, offering practical recommendations.

  • Provide input on design considerations: unit mix, layout, building materials, insulation, garage doors, finishes, parking, and amenities (water, power, climate control, etc.).

  • Assist in educating municipalities unfamiliar with the contractor garage concept.

  • Review planning and construction documentation.

Syndication & Financing

  • Provide a pro forma template to support investor and lender discussions.

  • Advise on presenting the concept to investors and raising capital.

  • Assist with feasibility analysis and lender presentations to secure financing.

Construction

  • Explain the bidding process and contractor selection.

  • Provide guidance during construction to address inevitable challenges.

  • Supply AIA draw request templates and explain the construction draw process.

  • Advise on insurance certificates, lien waivers, and risk management.

  • Help identify and avoid common pitfalls in construction.

Stabilization & Management

  • Provide a lease template and guidance on leasing and marketing.

  • Supply a rent roll template and explain accounting for self-management.

  • Recommend systems and tools to minimize management workload (e.g., ACH rent collection, turnover tools, etc.).

Site Visits (Optional)

  • Available for additional fees to cover travel, lodging, and related expenses.
